How to Sell your Home easily with NewHome4U
Deciding to sell your house is a big deal, and once you have made the decision, you want to ensure your agent is with you every step of the way. We understand how important the process is, and we believe it is something we do stunningly well. Here is a quick guide on how to sell your home with NewHome4U.
Get a Valuation
The first step is to get an accurate valuation, and this needs to be realistic and achieve a price that you are happy with. Our skilled team take into account market forces, the type of property, location and condition to arrive at a valuation we believe will work for everyone. At this point, we also go through our processes, opening times and agree on how viewing will happen. We can be completely flexible with your needs when it comes to providing viewings. Whether it is more comfortable for you to supervise all viewings or take the more common option of popping out for the duration and leave our excellent team to look after the viewing - you're always in full control and we can take on as little or as much of the viewings as you wish.
Getting on the Market
The primary function of your estate agent is to market your property so that your perfect buyer can be found quickly. This means getting the details out on various forms of media from house buying websites such as Rightmove to the local press and even social media channels. Our team will also contact potential buyers who have registered with us and match with your property. We accompany all viewings and have an extended opening hour policy to ensure everyone can be accommodated at a time that suits everyone. We are the best, award-winning estate agent in Mold, open 7 days a week and performing better than any of the competition (and proudly so!).
Of course, all of this work going on by the team here at NewHome4U is building towards the point at which an offer is made on your property. We do not waste your time and we ensure people can only make offers from prospective buyers who are in a position to proceed, which means we will have asked them to provide evidence of funding, and perform background checks if necessary before even bothering you. If the offer is accepted, we can start to prepare a memorandum of sale and get this to your solicitors; and as we work around the clock, this happens quicker than it would with any other estate agent in Mold, or even any estate agent in Flintshire. Should you not be happy with the offer we will negotiate on your behalf and see if we can agree a mutually acceptable offer before proceeding to the sale memorandum. Either way, the process is friendly, productive - and most importantly, simple for you.
Getting a Solicitor
Who you choose as your solicitor is up to you, it is not part of the service we provide, however, if you are not sure who to use we can offer recommendations to help you decide. We have been in this business for a long time. Our highly experienced property management team here at NewHome4U have built up fantastic relationships with many third party businesses involved in buying or selling a property, and therefore we will always make sure you're well looked after - by only the best in the business.
Exchange and Completion
Although your solicitor will now be carrying out the day to day work on your sale, we are still here and happy to help. Many processes form a sale and purchase so you will receive lots of information and through this process our experienced team will be on hand to answer any questions you may have on where everything is at. It's important to remember the transaction is not guaranteed until the contracts are exchanged - so we ensure as smoothest of paths to this stage by talking regularly to third parties and therefore giving everything the best possible chance of completion. On exchange, a deposit is transferred to your solicitor, and a completion date can be negotiated to work for all parties. On the day of completion, you will be loading your possessions onto your removal vehicles while waiting for the confirmation of completion. Once this happens, your solicitor will notify you and our office, and your buyers will be able to come and collect the keys, by which time you need to have vacated the property and handed all keys into us. You are now free of your property, and ready to look ahead to the future - where we're confident you'll enjoy your NewHome4U.
