Situated on the newer side of the Holway estate near Holywell this home represents a great opportunity for a first time buyer wanting to find an affordable foot on the housing ladder or, for someone looking to undertake a series of upgrades and improvements it would make a very attractive home. Alternatively, as it stands it would make an excellent buy to rent investment.

Located near the top of a steeply sloping road, this is the right hand half of a pair of semi detached dormer style houses. A long lawned garden runs up towards the home, flanked by a concrete drive providing off road parking for two or more cars. However the disadvantage of this type of drive is that no matter how you put the cars away, be sure that they will be in the wrong order in the morning….

The ‘front’ door is found off the drive to the side of the house and gives access to the inner hall with the stairs climbing to our right. Straight ahead is the semi glazed door into the large lounge with its attractive and hard wearing wood laminate floor and huge picture window overlooking the front garden. From here, towards the rear of the home a wide archway allows us through onto the dining room.

Obviously this is narrower than the lounge but none the less provides comfortably enough space for a sensible sized dining table that normal sized people can sit around without banging elbows. Something that is rarer than you think in many houses today. A further picture window looks out onto the rear garden area, while a glazed door leads through into the kitchen.

This has a fairly comprehensive range of fitted units but to be honest is not very well laid out. A bit of a re-design could take far better advantage of the available space, while not costing an arm and a leg to achieve and make this both more attractive and easier to work in. At one end of the room there is access to the space beneath the stairs, which provides useful storage for things like the Hoover, which always seem to be in the way wherever they are left.

The back door opens onto the rear garden area. This is made up of two distinct parts. The lower part nearest the house is laid to gravel while the upper portion is flagged and provides a pleasant raised area suitable for relaxing, BBQs, general lounging, you choose, it’s your home… Alongside here stands the detached garage, separated from the driveway by a wooden fence.

Returning indoors and moving upstairs to the broad landing, we come face to face with the bathroom. This is fully tiled from floor to ceiling and in good general order, with a fairly standard suite comprising of a pedestal hand basin, lavatory and bath. The mixer taps provide for a rudimentary shower but things would be greatly improved by fitting a proper electric one.

Adjacent to here and also facing the rear of the home is the first of the bedrooms. This is a good sized room, kept bright and airy by the big window and easily large enough to be classed as a double room. In fact even with a double bed in place there is enough space for free standing wardrobes, so storage is not an issue.

Moving towards the front of the home we find the smallest bedroom. As with so many of these bedrooms in modern homes, the stairwell intrudes into the space and reduces the floor area slightly. In this case it is not enough to prevent it being a useable room though. One suggestion is to use the sloping intrusion as part of the base of a cabin bed, constructed to provide storage beneath it and thus solving two space problems at once.

Adjacent to here is the master bedroom and this is well named. A large and comfortable room with one complete wall given over to fitted wardrobes, providing more clothes storage than a charity shop. If that does not keep her happy, nothing will.
