Situated on a small development of similar aged properties off Nant Mawr Road, this home quite took me by surprise. The others in the cul-de-sac are either flats or small semi detached homes where, even from the outside it is obvious that space is going to be at a premium. Yet is the generosity of the space inside this home that most impressed me and this, along with the large lawn to the side makes for a very comfortable and most importantly, affordable family home.

This is the left hand half of a set of semis, with a driveway to the side sufficiently long for at least two cars. Beyond this is a triangular piece of lawn kept enclosed and private by a chest high wooden fence. Towards the rear of the home, a further path runs around the rear, providing access to the back door and a route to bring the wheelie bins to the pavement for collection.

Opening the solid wood front door with its fan shaped glass insert in the upper section bring us into the hall where, immediately to our right is the downstairs cloakroom. This, containing a hand basin and lavatory is always a welcome feature in any home, but unexpected in one of this size. This is starting to look good….

Another door leads into the lounge where again, I was impressed by the size of the room. The large picture window to the front keeps everything very bright and airy, while the quality wood laminate floor is complimented by the attractive wood mantelpiece and fire surround, containing a living flame effect electric fire. Needless to say, this if probably more for effect than for actual heat, as the gas combi central heating has everything covered on that score. There are two other doors at the rear of the room, one revealing to usual but essential under-stair storage before the other takes us through into the kitchen.

This comes as another surprise and again, a pleasant one. It is a big room with the rear wall divided by a glazed door flanked by two equally sized picture windows providing loads and loads of light; and who wants a gloomy kitchen? The kitchen half of the room contains a ‘U’ shaped series of modern kitchen units in very good condition with a centrally mounted range style gas cooker being the star of the show. There is plumbing for a washing machine and sufficient space for a large American style fridge/freezer should taste and finances allow. The dining room portion of the room is equally generously sized and would easily accommodate a full six seat dining table, making family gatherings something to look forward to rather than dread, because no one enjoys climbing over one another trying not to spill your dinner….

Moving upstairs we come first of all to the rear facing bathroom. This is fully tiled in stylish grey and white and features a pedestal hand basin, lavatory and bath with an electric shower over. Any resulting steam is taken care of by a ceiling mounted extractor unit.

Adjacent to here is the second bedroom offering a large side facing window overlooking the garden. This is a large double room and thus comes as a surprise in a home of this style and type, but a welcome one none the less.

Moving towards the front of the home we find the smallest bedroom. This is, as you would expect strictly a single room, but its floor space had maximum use made of it by a clever hanging wardrobe which has been built over the corner of the room lost to the rise of the stairwell.

Finally we come into the master bedroom. Also facing the front of the home this is again a very comfortably sized double room which would easily accommodate all the items of free standing furniture you could need without feeling overpowered. Although facing other homes across the road, turning your head slightly gives far reaching views if you are sufficiently interested in such things,,,,

The convenience of its location and the off road parking add to its practical appeal and the size of the rooms hint a level of luxury that I simply did not expect. This, when coupled with the well equipped and spacious kitchen/dining room make for a very desirable home, providing far more than it should be able to for the price. For a family home, it is also well positioned for access to local schools, shops and other facilities. So, it has space, is in excellent condition, the position is where you need it to be and the price is right.
