Stepping into the hall reveals a wood laminate floor of such quality it is hard to believe it isn’t solid oak planking and the real bonus? This lovely feature continues throughout the ground floor. Immediately to our left is the downstairs cloakroom. This is something that is becoming a common feature in even compact homes today and as a result can often feel that it is there because it is expected, even when there is really not enough room for it. However here, the space is in no way compromised and the standard of the fittings and floor to ceiling tiles are, as I have said before, of show house standard. Beside here, another door opens into the always necessary “stuff” cupboard hiding those things we all possess and need to store out of sight. It’s always hard to make ironing boards and Hoovers appear decorative… There is also enough space to house a condensing tumble drier if desired, freeing space in the kitchen.

Speaking of which, this is found on the opposite side of the hall and where the theme of quality continues. A door at the end of the hall leads into the lounge, a very warm and welcoming space made all the more so by a very convincing barrel style electric ‘log burner’ in the central chimney breast. Floor space in here is maximised by a clever utilisation of the space beneath the stairs adding to the general feel of airiness. To the rear of the home almost the while wall is taken up by the large French doors and their matching lights to either side. Stepping through these and into the garden we find an area of flagged paving providing the perfect spot for a relaxing drink with friends and family at the end of a long day. The remainder of the garden is laid to lawn, the whole being surrounded by wooden fencing which is all in excellent condition. A gate at the end of the garden leads onto a private path giving access to the two designated parking places, while to the side of the home the patio broadens out providing further storage space and room for a substantial garden shed before the previously mentioned gate to the front lawn.

Back into the lounge and up the stairs brings us onto the unexpectedly spacious landing and where, to the front of the home we find the master bedroom. This is a lovely place to lay your weary head, bright and airy thanks to the large front facing picture window and providing ample room for a large double bed with its twin bedside cabinets. Further furniture is unnecessary thanks to the one complete wall of deep fitted wardrobes and where, opening one door of these, we find the room’s secret. One complete section of the wardrobe contains a very cleverly concealed dressing table and accompanying drawers. Having completed her daily beauty routine, Madame can simply close the door leaving the clean and neat lines of the room unspoiled and all her precious lotions safe from the curious fingers of any browsing toddler. Why Ikea didn’t come up with that years ago, I’ll never know.

Adjacent to here is the family bathroom, where we find a level of comfort and quality of fittings that match that found in the downstairs cloakroom and believe me; that is a compliment. With an attractive and comfortable vinyl floor covering it also offers wall tiling from floor to ceiling, which changes to a contrasting colour scheme above the bath area. A contemporary wall mounted hand basin sits beneath the large mirror with the low level flush lavatory alongside. Finally the centre fill bath, with its glass splash screen protecting the room from the excesses of the electric shower. This room is sufficiently comfortable to picture the lady of the house reclining up to her neck in bubbles, surrounded by scented candles with a cold bottle of Prosecco and this week’s TV Times. Thankfully, there’s another loo downstairs…

At the rear of the home lies the second bedroom and here, we find the advantage of losing that extra room. Too often builders cram three bedrooms into homes with not really enough space. As a result yes, you have the bragging rights of living in a three bed home, but none of the rooms are actually fit for purpose while here, you have two genuine double rooms with all the comfort that brings.
